Commercial Brick & Stone Repair: A Property Manager’s Inspection Guide

A practical inspection guide for property managers and building owners evaluating cracked brick, failed mortar, lintels, stone, and facade damage.

Commercial masonry problems often begin as small visual defects: an open joint, a stair-step crack, one displaced brick, or staining below a window. For property managers and building owners, the goal of an inspection is to identify which conditions are cosmetic, which are allowing water into the wall, and which may require a more urgent repair scope.

This guide provides a practical exterior inspection framework for brick and stone buildings in Washington. It is not a substitute for an on-site structural or masonry assessment, but it can help decision-makers document conditions and request a clearer proposal.

Start with a building-elevation checklist

Walk each accessible building elevation from a safe ground-level position. Record the date, elevation, floor level, nearby window or door, and approximate size of each visible condition. Use consistent photo angles so the same area can be compared over time.

Prioritize locations around entrances, sidewalks, parking areas, roof transitions, parapets, and upper-story openings where loose material could create a safety concern.

1. Mortar-joint deterioration

Look for recessed, cracked, missing, powdery, or previously patched mortar. Failed joints can allow moisture into the wall and reduce the bond between masonry units.

Localized joint failure may be addressed with tuckpointing or repointing. Widespread failure across an elevation may require phased restoration and careful mortar compatibility planning.

2. Stair-step, horizontal, and vertical cracks

Different crack patterns can suggest different types of movement. Stair-step cracks commonly follow mortar joints around openings. Horizontal cracks may appear near lintels, shelf angles, parapets, or areas of restrained movement. Vertical cracks may relate to expansion, settlement, or transitions between materials.

Document whether cracks are growing, whether units are displaced, and whether previous repairs have reopened.

3. Lintels and masonry above openings

Steel lintels and support angles above windows, doors, storefronts, and garage openings can corrode or move. Warning signs include rust staining, horizontal cracking, displaced brick, open joints, and a downward or outward shift above the opening.

Repairing only the visible mortar without addressing a failed support component can result in recurring cracks.

4. Spalling brick and damaged stone

Spalling brick loses part of its face. Stone may scale, crack, separate, or deteriorate at joints. Water exposure, incompatible repairs, freeze-thaw cycles, and poor drainage can contribute to the condition.

Count the affected units and note whether damage is isolated or repeated in the same zone. Repeated patterns may point to a wall-system issue rather than individual defective units.

5. Parapets, copings, and top-of-wall conditions

The top of a wall receives direct weather exposure. Inspect visible coping joints, caps, sealants, flashing transitions, and areas where water may enter from above. Staining or deterioration below a parapet can indicate a top-of-wall water-management problem.

6. Water staining and efflorescence

White mineral deposits, dark staining, algae growth, or recurring damp areas can help identify moisture paths. Efflorescence alone does not define the repair, but it shows that water is moving through the masonry and carrying salts to the surface.

Note nearby downspouts, roof drains, grade conditions, sprinklers, ledges, and sealant joints that may influence water exposure.

7. Previous repairs and incompatible materials

Hard mortar, surface coatings, heavy sealant, and mismatched patch materials can hide or accelerate damage. Photograph repair edges, changes in color or texture, and areas where a patch has cracked away from the original masonry.

How to prioritize commercial masonry repairs

A useful repair plan separates conditions into three levels:

  • Immediate safety or water-entry concerns: loose units, active movement, falling material, major openings, or active interior leakage.
  • Near-term corrective work: failed lintels, deteriorated parapets, widespread open joints, or recurring cracks.
  • Planned maintenance: localized tuckpointing, isolated brick replacement, and smaller non-urgent repairs that can be grouped efficiently.

Provide the property address, building use, approximate height, affected elevations, access limitations, desired timeline, known leak history, and photos. For larger properties, include whether the work must be phased or coordinated with tenants, boards, facility teams, or other contractors.
